1. My carpets stay damp for a long time up here. Will that happen after a cleaning?

   It can if nothing is done about it, which is why we plan for it on the Peninsula. Between the onshore wind off the bluffs, the fog that sits in through the morning, and the higher humidity than you get down on the flats, drying takes longer here than it does inland. We control the amount of moisture we put down, extract heavily on the final passes, and set air movers on the rooms that need them. North-facing rooms and anything backed up against a canyon slope get the most attention, since those are the spaces that stay cool and shaded most of the day. We'll also tell you honestly which windows to open and which to leave shut depending on how the fog is running that day.

2. There's a musty smell in one of our downstairs rooms even though the carpet looks clean. What is that?

   That's usually the pad, not the face fiber, and it's a common call for us in Rancho Palos Verdes. Homes on the shaded, canyon-side and north-facing exposures hold humidity in the slab and subfloor, and over years the pad absorbs that along with whatever pet accidents or spills have gone through. Surface cleaning won't touch it. We check with a moisture meter and, where it's warranted, treat down into the pad rather than just the top of the carpet.
